Downtown Rochester’s intersection of South Clinton Avenue and East Broad Street needed a building that could match the energy of one of the city’s most visible corridors. 260 East Broad Street answers that call. The five-story, 107,000-square-foot mixed-use development rises from the column grid of an existing three-story below-grade parking garage, its steel frame wrapped in a sleek metal panel rain screen and curtainwall assembly that brings a sharp, modern presence to the block.
Stacked for Versatility
Ground-floor retail, a shared lobby, and service areas anchor the street level, while the second and third floors provide shell space for a commercial anchor tenant. Twenty-eight residential units occupy the fourth and fifth floors, creating a vertical mix of uses that keeps the building active around the clock. Thoughtful connections between indoor and outdoor living define the upper levels, with a dedicated roof patio for the anchor tenant, a communal roof deck for residents, and private balconies throughout.
Full-Service Delivery, Award-Winning Results
Our team provided architectural, structural, mechanical, electrical, and site/civil design and documentation, bringing multidisciplinary coordination to a technically demanding urban site. The building welcomed its first residents and tenants in 2021, with all 28 units quickly occupied as ground-floor retail spaces continued to take shape. In 2022, the project earned the Design Award from the American Institute of Architects Rochester chapter, the highest honor in its category.
