In 2006, the East Hanover Township Council designated the 37-acre Varityper area as an Area in Need of Redevelopment and adopted a Redevelopment Plan for the property. However, since the adoption of that 2006 Redevelopment Plan, the site has sat stagnant, and the Township’s vision for the property has changed. It was also later discovered that this 2006 Plan was not compliant with state laws regarding redevelopment.

As Township Planner, Colliers Engineering & Design was tasked with updating the plan, not only to bring it into legal compliance, but also to encompass new land uses. Our professionals added design requirements such as landscaping and architectural guidelines to ensure that a desirable visual environment is created. We also added a mandatory buffer requirement from the adjacent single-family homes. The revised plan is now consistent with and supports the Township’s Master Plan, Open Space and Recreation Plan Update, and Environmental Resource Inventory Update.
