Extending Maine Medical Partners’ Reach
When our project management team’s work on Maine Medical Center’s main campus expansion spoke for itself, the next opportunity followed. Colliers Project Leaders was awarded project management services for Maine Medical Partners’ new 108,000-square-foot medical office building on the Scarborough Campus, a three-story facility housing neuroscience, vascular surgery, and ENT practices that extends the reach of one of New England’s leading health systems into a growing suburban corridor.
The building was designed with sustainability and staff wellness woven into every system. A thermoplastic polyolefin white roof reflects heat to reduce cooling loads. Prefabricated wall sections minimize waste by using materials more efficiently. Fiberglass windows reduce thermal bridging compared to traditional metal frames. Outside, rain garden landscaping with plantings, rocks, and underground basins mitigates stormwater runoff from impervious surfaces.
Built for the People Inside It
Sustainability doesn’t stop at the building envelope. LED lighting on auto-sensors covers all general areas, and six electric vehicle charging stations serve staff and visitors. These systems work together to reduce the building’s operational footprint while keeping long-term maintenance costs in check.
Wellness-focused amenities include lactation and quiet rooms, staff nourishment cafes dispersed throughout the building for convenience, and daylighting strategies that bring natural light deep into occupied spaces. It’s a facility where the design supports not just the patients who visit but the care teams who show up every day. That philosophy carried through from the main campus work to this project, and it’s the reason the relationship keeps growing.
