Tega Cay City Center Mixed-Use Plan

Tega Cay, SC

The City of Tega Cay initiated the development of the City Center Mixed-Use Plan as part of its City Comprehensive Plan 2025 Update, with the goal of creating a vibrant, pedestrian-friendly district. The City Center planning area is comprised of 194 acres within the City and an additional 83 acres in unincorporated York County and focused on parcels with strong redevelopment potential. By strategically targeting undeveloped and underutilized properties, the plan established a framework for sustainable growth that balances residential, commercial, and recreational uses.

The project included the development of a concept plan with streetscape enhancements and aerial renderings to visualize the district’s transformation. This effort focused on incorporating planned place types, street concepts, and cohesive development patterns to guide future growth. Community engagement was a critical component, with input gathered through an Advisory Committee, the Planning Commission, public presentations, an open house, and stakeholder meetings to ensure the plan reflected the City’s vision.

Our firm also assisted the City in securing a Hometown Economic Development Grant from the Municipal Association of South Carolina to foster economic development, attract investment, and enhance the overall quality of life within the community.
