Lakin Park
Goodyear, AZIn Goodyear, Arizona, a 695-acre mixed-use development was completed at the intersection of Cotton Lane and Maricopa County Route MC-85. This project integrated industrial, commercial, and multi-family residential components.
The development began with rezoning and master planning for sewer and water infrastructure. A major challenge involved resolving floodplain issues through Conditional Letter of Map Revisions (CLOMRs) to recapture land for industrial parcels, requiring collaboration with multiple agencies.
The project progressed in phases, starting with an 84-acre industrial warehouse. Subsequent phases, ranging from 38 to 73 acres, focused on additional industrial spaces. The residential component included a 20-acre, 225-unit bungalow-style multi-family community.
Offsite improvements involved major roadway enhancements and water and sewer infrastructure installation, including a city-owned sewer lift station and force main.
